Read every lease like your landlord’s lawyer did.
Leasevera is AI lease intelligence for businesses that rent commercial space. It extracts the terms that drive cost, flags clauses that work against you, and tracks every renewal, rent review and break notice across your portfolio.
8.3 Break option. The Tenant may determine this Lease on the Break Date by giving the Landlord not less than six months’ prior written notice, provided that on the Break Date the Tenant gives vacant possession of the whole.
14.2 Rent review. The rent shall be reviewed to the greater of the open market rent and the passing rent increased by CPI, subject to a collar of 3%.
Leases decide your costs. Nobody has time to read them twice.
A commercial lease commits a business to years of payments, but the terms that change the bill — a CPI uplift with a floor, a service charge that includes “improvements”, a break that fails if a single partition is left behind — sit deep inside dense legal text and later amendments.
Most teams abstract leases by hand into spreadsheets and copy key dates into calendars. It is slow, inconsistent between people, and breaks the moment the person who built the sheet leaves.
A missed break notice can lock a tenant into years of rent on a site it meant to exit.
An unnoticed escalation turns a planned budget into an overspend at every review.
An unchecked repair clause becomes a dilapidations claim at lease end.
Leasevera’s answer: read every lease once, carefully, with AI — then keep the results structured, reviewed and on a calendar.
Six things Leasevera does with every lease.
AI lease abstraction
Upload a scanned or digital lease and its amendments. Leasevera extracts parties, term, rent, payment schedule, options, repair and service charge obligations into a structured abstract.
A 60-page lease becomes a one-page record your finance and operations teams can actually use.
Clause risk detection
Each clause is checked against a playbook of terms that commonly create cost or exposure — upward-only reviews, uncapped service charges, conditional breaks, full repairing obligations.
Problems surface at review time, not when the invoice or dilapidations claim arrives.
Critical-date tracking
Expiries, rent reviews, break dates and notice windows are calculated from the lease text and placed on a shared calendar with staged email reminders.
No more notice periods missed because the date lived in one person’s spreadsheet.
Lease cost intelligence
Model escalation clauses — fixed, CPI-linked, collared and capped — to project rent and occupancy cost by site, region and year.
Budget against what the leases actually say, not last year’s number plus a guess.
Portfolio dashboard
One view of every active lease, total commitments, open risk flags and upcoming actions, searchable and filterable by site, landlord or type.
Leadership sees the whole lease estate without asking three departments for updates.
Human review queue
AI findings arrive as review items that link to the source clause. Reviewers confirm or dismiss each one, and every decision is logged.
AI does the reading; your people stay accountable for the conclusions.

Built for teams that hold more leases than they can read.
Property management companies
The problem: Managing hundreds of leases for multiple owners, each drafted differently.
With Leasevera: Abstract every lease into one format and run a single critical-date calendar across clients.
Multi-location retail & franchise operators
The problem: Store leases signed over a decade by different teams, stored in shared drives.
With Leasevera: See which sites have breaks or renewals coming and what each will cost to keep.
Corporate real estate & finance
The problem: Need accurate rent commitments for budgeting and reporting.
With Leasevera: Forecast escalations and export structured lease data to finance.
Legal teams & CRE investors
The problem: Reviewing leases at acquisition or renewal under time pressure.
With Leasevera: Use risk flags and clause citations to focus legal review where it matters.
How We Use Amazon Web Services
Leasevera’s architecture is designed on AWS around one path: a lease document goes in, a reviewed, structured lease record comes out. The proposed pipeline uses Amazon Textract to read scanned and digital agreements, Amazon Bedrock to interpret clauses and flag risk, AWS Lambda to orchestrate processing and date alerts, Amazon S3 for document storage and Amazon DynamoDB for lease records.
Stores uploaded lease agreements, amendments and supporting documents in encrypted buckets.
Extracts text, tables and key-value pairs from scanned and digital lease PDFs.
Runs document processing, deadline calculation and notification jobs on each upload or date trigger.
Interprets lease clauses, generates plain-language summaries and flags potential risk against a clause playbook.
Holds structured lease records, obligations, critical dates and analysis results for the dashboard.
